Project Overview

CAT A Refurbishment

CAT A refurbishment of the ground floor of 3100 and the first floor of 3140 and associated toilets/shower blocks, park square, Birmingham business park, Birmingham.

Existing Systems

The existing systems have been modified to incorporate the changes that the refurbishment dictated, this includes:

  • The heating circuits have been isolated and removed
  • The floor supply and extract distribution connections have been capped off
  • The toilet extract fan has been stripped out and replaced
  • The existing Cold Water Storage Tanks have been stripped out
  • The FBM type water heaters have been stripped out
  • The water inlet valves on the remaining toilet cisterns have been replaced
Mechanical Services

Torsion Engineering have provided, installed, tested and commissioned the Mechanical Services in both buildings. These comprise of the following:

  • New Daikin VRV systems for both Tenant A and Tenant B
  • Ventilation provided by Daikin VAM heat recovery units
  • Intelligent Touch Manager for the control of Air Conditioning & Ventilation for each tenant space in both buildings
  • A new Automatic twin changeover toilet extract system in each Building complete with the fire protection, cross talk attenuators, new ducting and air valves.
  • Upgrade to MCW system throughout the building and a complete refurbishment of the toilets including complete new Sanitaryware Installation
  • New Hot Water Services provided throughout both buildings via newly installed 300 litre Unvented Cylinders
  • Electric Panel Heaters in the core area in 3100 only
